The Legacy Trail Grows Again: A UTC Connection, the New Parallel Path & What It Means for the Corridor

The Legacy Trail just got the green light to grow again. On October 12, county commissioners approved a new extension that will eventually link the trail network to the University Town Center area, and closer to home, the parallel pedestrian path between Shade Avenue and Beneva Road near Palmer Ranch opened earlier this year. For anyone who lives on the corridor, these are the two trail stories worth knowing right now.

Where the Trail Stands Today

The Legacy Trail already runs about 18.5 miles from downtown Sarasota near Payne Park south to the Venice Train Depot, passing right by Culverhouse Nature Park on the edge of Palmer Ranch. It is my favorite way to show buyers what a morning here feels like: flat, smooth, shaded by live oaks and palms, and quiet enough that the birds are the loudest thing around.

The new parallel path between Shade Avenue and Beneva Road is a separate pedestrian track running alongside the main trail. It gives walkers and runners their own lane away from the cycling pace, which makes the stretch near Palmer Ranch friendlier for a leisurely stroll with a coffee in hand. The county cut the ribbon on it earlier this year, and it has already become part of the corridor's daily rhythm.

The UTC Extension

The approval on October 12 is the next chapter: an extension that will connect the trail system toward the University Town Center area, the commercial hub around the Mall at UTC and Waterside Place. It is a big deal for the east side and for Lakewood Ranch commuters, because it starts tying the whole county's trail network together rather than leaving it in separate pieces. Expect planning and construction to take time, but the direction is set.

What This Means for Buyers

Trail access keeps coming up in my buyer conversations, and it is no longer a "nice to have." Homes near trailheads in Palmer Ranch, Osprey and Venice get daily-use value that shows up in how people actually live here, and a growing network means that value compounds. If the Legacy Trail is on your must-have list, I can point you to the communities with the closest access points. Send me a note and I will build a tour around them.

The Rest of the Corridor Pulse

The rest of the corridor keeps pacing too: the pump track and skate facility at Scherer Thaxton Preserve is still targeting a year-end debut right off the trail, the SSQ redevelopment at the former Sarasota Square holds its early 2027 opening with the Whole Foods anchor, and Talon Preserve continues its fall phase releases as one of the last new-construction chapters inside the master plan. A busy season, and a great one to be out on the trail.
