How Well Does Julie Know
Sarasota? She Lives It.

I didn't just choose to work on Palmer Ranch — I chose to live here. After relocating from Michigan, I built my life in this community, lived in three new construction homes, and discovered firsthand why this area is one of Florida's most sought-after places to call home.

This guide is built from personal experience — 24 years of real estate expertise across Michigan and Florida, combined with five years of living right here on Palmer Ranch. Every recommendation comes from someone who shops at the same stores, eats at the same restaurants, and walks the same preserve trails as my clients. It's lived experience, not a database.

Market Insight

Waiting for the perfect time to sell usually costs more than it saves.

Here's what's happening in the Sarasota market right now.

Inventory Is Shrinking

Active listings in Sarasota County are down more than 20% compared to last year. That means fewer homes for buyers to choose from, and your property stands out more in a smaller pool.

Homes Are Still Selling

Homes in Sarasota County are selling in about 58 days on average, and roughly 1 in 5 properties are going under contract. Buyers are active and ready to make decisions.

Prices Hold Strong

The median home price in Sarasota sits around $494K to $515K, depending on the neighborhood. While prices have softened slightly from last year's peaks, well-priced homes in desirable areas like Palmer Ranch, Nokomis, and Venice continue to attract strong offers.

What This Means For You

When inventory drops, competition among buyers increases. That creates a window where your home gets more attention, more showings, and potentially stronger offers. Markets shift, and life doesn't wait. The best time to explore your options is before you need to.
