Rates Are Higher: Why Buying in Sarasota Now Still Makes Sense

Every week, a buyer sits across from me and asks some version of the same question: should we wait until rates come down before we buy? It is a fair question, and after 24 years in this market I think it deserves an honest answer, not a sales pitch. For most buyers here in Sarasota, Venice, Nokomis, and across Sarasota County, waiting usually costs more than it saves. Let me show you the reasoning, because it is less about any single number and more about how this market actually works.

I am not going to tell you that a higher-rate market is the same as the low-rate years, because it is not. I am going to tell you what I would tell my own family: the buyers who do well in this market are the ones who understand what they can control, act on the opportunities in front of them, and stop waiting for a perfect moment that almost never arrives on schedule.

You Can Refinance a Rate, but Not a Life

Here is the part that gets lost in all the rate calculators: a mortgage rate is one of the few things about a home purchase that you can change later. Rates move, markets shift, and refinancing is one of the most well-worn paths in American homeownership. When rates ease, homeowners refinance. It happened in nearly every cycle before this one, and it will happen in this one too. The home you choose, the neighborhood you settle into, and the life you build there are what stay with you.

You cannot refinance the winter you spent renting instead of living in the community you wanted to be part of. You cannot refinance the spring you watched prices climb another notch while you sat on the sidelines. And you certainly cannot refinance the birthdays, the dinner parties, the evenings on the water, or the memories you gave up while you waited for an interest rate you do not control. A home is where life happens, and life does not pause for the mortgage market.

When I work with buyers, I ask them to separate the two questions in their heads. The rate question is real, but it is also temporary. The life question, where you want to be and how you want to spend the next several years, is the one that actually drives the decision. Refinance the rate later. Do not wait to live.

Snowbird Season Changes Everything

There is a rhythm to the Sarasota County market that surprises buyers relocating from up north: every year, around this time, the seasonal buyers arrive. Snowbirds from Michigan, Ohio, New York, and everywhere else winter gets long start making their move south, and they are some of the most serious buyers you will ever compete against. They often have a home sold up north, cash in hand, pre-approval ready, and a timeline that does not flex. They tour quickly, they offer decisively, and they put the best listings under contract first.

What that means for you is simple: the inventory you see right now is the fullest it will be for months. Once the seasonal wave lands, competition tightens, the strongest homes move fast, and the deals get harder to find. Buying before that wave arrives gives you everything the winter buyers will have to fight for, without the fighting. More selection. More time to compare. Less bidding pressure. And, most practically, more negotiating room.

I have watched this pattern repeat for decades. Sellers are more willing to talk price in the weeks before the season because they do not yet have a line of offers. Buyers who act in this window routinely close on homes at better terms than the same buyers would have gotten three weeks later. You do not have to take my word for it, but the calendar will prove it.

The Sarasota Market Is More Balanced Than It's Been in Years

If you have been watching headlines from out of state, you might picture a frantic market that demands split-second decisions. That is not the market in front of us right now. Sarasota County is sitting in the most balanced spot for buyers it has been in years, and the numbers back it up.

The median single-family home in Sarasota County is trading in the roughly $470,000 to $490,000 range, depending on the neighborhood and property type. Homes are sitting on the market longer than they were a year ago, which sounds like a negative and is actually a gift to buyers. It means you can think. You can visit a community twice. You can sleep on a decision, run the numbers calmly, and make an offer on your terms instead of racing to beat three other bids in an open-house frenzy.

Inventory is up meaningfully compared to a year ago, which gives buyers real choices across Palmer Ranch, Nokomis, Venice, and the rest of the county. And sellers who priced optimistically are adjusting, which is where value is created. More homes, slower timelines, and realistic pricing have historically been the setup that rewards the buyers who act while everyone else hesitates. That is the market in front of you right now, and it will not last forever.

The Math Most People Skip

Let us talk about the elephant in the room. A rate around 7 percent makes the monthly payment on a given home meaningfully higher than the 3 percent rates of the recent past. I am not going to pretend otherwise. But the full math has three parts that most buyers skip, and together they change the picture.

First, coastal markets like Sarasota and Venice have a long history of outgrowing payments over time. Home prices here climb in waves, and a fixed-rate mortgage locks in your housing cost the day you close. Rents, by contrast, climb nearly every year and build you nothing. A renter's payment goes up year after year and never comes back to them. Every dollar of mortgage principal is a dollar you are paying yourself, on an asset in a market that has historically appreciated.

Second, you are not stuck with the first rate you see. Buyers can buy down points to lower the payment, shop multiple lenders for the best terms, and structure the mortgage around their real financial picture. A fraction of a percent, a quarter point here or an eighth there, is tens of thousands of dollars over the life of a loan. Shopping the rate is worth real time, and it is one of the highest-value hours you will spend in this process.

Third, equity does not care about the day you closed. Five years from now, what will matter is not the rate you financed at, it is that you own a home in a place people keep wanting to live. The renters who waited will be paying more rent. The patient, informed buyers who acted will be sitting on equity and a locked-in payment.

Time in the Market Beats Timing the Market

No one knows the exact bottom of the market until it is behind them. Not me, not the economists on television, not the confident commenters online. Nobody rings a bell, and waiting for a signal that only exists in hindsight has kept plenty of smart people renting far longer than served them.

What works is a lot simpler. Buy the home you love at a price that works for you, with a payment you can genuinely manage. That is the whole strategy, and it has never stopped being the whole strategy. If rates ease later, refinance, and enjoy the savings. If they do not, you still own the home, still locked in below where rents are heading, still building equity every month.

The buyers I see regret their decisions are rarely the ones who bought. They are the ones who waited, watched the market move, and eventually paid more for less because time got away from them. Being in the market is how you benefit from the market. You do not have to call the bottom to do well; you just have to be in the game.

Thinking about making a move before the season heats up? Let us run the numbers together. I will show you what a payment actually looks like at today's rates, lay out your options across Sarasota, Venice, Nokomis, and the broader county, and help you decide whether waiting is really the better bet for your life, not just your spreadsheet. No pressure, just honest math.
