Palmer Ranch Corridor Update: SSQ's First Apartments Break Ground, a New Grocery Lands Across the Trail & the Pump Track Paces for Year-End

The Palmer Ranch corridor keeps moving in the direction residents have hoped for, and this fall the pace is picking up. The redevelopment of the former Sarasota Square site is about to take its first residential step, a new grocery store is planned just across the trail, and the long-awaited pump track at Scherer Thaxton Preserve is pacing for a debut before the end of the year. Here is what I am watching on the corridor.

SSQ Adds Its First Residential Piece

The 96-acre redevelopment at 8249 S. Tamiami Trail, now known as SSQ, has been pre-leasing commercial space faster than nearly any project I have tracked in this market. The Whole Foods Market anchor, roughly 36,000 square feet, leads the first phase, with HomeSense, Cava, Chipotle and Warby Parker already signed. Now the residential side is beginning: a 355-unit apartment complex, the project's first residential phase, has secured construction financing and is expected to break ground this fall. At full build-out the site plans around 1,200 apartments alongside 300,000 square feet of retail, dining and services, with the first restaurants targeted to open early in 2027.

What that means for buyers and residents is simple: more everyday conveniences arriving within a short drive or bike ride of the Palmer Ranch communities, in a walkable, open-air layout instead of the old enclosed mall. It has been a long time coming, and watching the dirt move is genuinely exciting for anyone who lives on this side of town.

A New Grocery Across the Trail

Across the street, another shopping destination is in the works. A new grocery store is planned at 8199 S. Tamiami Trail, directly across from the redevelopment, which would give the corridor two substantial grocery anchors landing at roughly the same time. For sellers on the corridor, it is one more amenity story to tell; for buyers, it is a signal that the retail and services arc here is still climbing.

The Pump Track Paces for Year-End

On the recreation side, the pump track and skate facility at Scherer Thaxton Preserve, 13125 Honore Ave. in Osprey, keeps pacing toward a debut before year's end. The 287-acre preserve already offers marked trails that link to Oscar Scherer State Park and the Legacy Trail, plus a fishing pier, kayak launch and restrooms added in 2023. Add a wheeled-sports facility and it becomes one of the most complete outdoor stops on the south corridor. Saturday mornings are still the moment to catch the Central Sarasota Farmers Market on Beneva Road near the redevelopment, an easy pre-tour coffee stop if you are driving the corridor with a wish list.

If all of this sounds like the direction you want your next chapter to point, this is a great season to see it in person. The trail mornings are crisp, the models are in full swing, and the corridor is at its most inviting. Let's set aside some time to tour the communities that fit your list.
