Palmer Ranch Fall Pulse: Sarasota Square Leases Up, Trail Mornings Return & the Fall Buyer Season

Labor Day weekend has come and gone, and the Palmer Ranch corridor is easing into my favorite season. Construction crews are still busy at Sarasota Square, the trailheads are catching that low golden light again, and buyers who sat out the summer heat are starting to tour in earnest. Here is what I am watching on the corridor this month.

Sarasota Square: Phase One Nears the Finish Line

Palmer Ranch residents have been watching the old Sarasota Square mall transform for a while now,andthis summer the redevelopment at the corner of South Tamiami Trail and South Beneva Road really hit its stride. As covered by the Business Observer this spring,the first wave of commercial buildings at the 96-acre project is roughly 88% pre-leased. The anchor tenant,a35,828-square-footWhole Foods Market,is joined by CAVA,Chipotle,Joe & the Juice,Charles Schwab,HomeSense,andWarby Parker. Phase One is expected to open around the first quarter of 2027,and a second phase,roughly160,000 square feet of street-oriented retail and dining,is anticipated by the end of 2028. On top of that,Woodfield Development is breaking ground on a360-unit apartment community at the site.

For anyone considering a move to the corridor,this is the kind of project that changes the everyday math: awalkable Whole Foods anchor minutes from home,a growing mix of dining and retail,and new apartments rising at the corner to keep the energy up. I have been fielding more questions about Sarasota Square than about any other single project this year,and for good reason. When I show buyers the area,the redevelopment is now part of the story I tell about where Palmer Ranch is headed....

The Trails Tell the Story This Fall

Meanwhile,the Legacy Trail keeps delivering,now running end-to-end,about18.5 miles from Venice,north through Palmer Ranch,into downtown Sarasota. My favorite stretch right now starts at the Culverhouse Nature Park trailhead,minutes from homes in the southern Palmer Ranch communities. The mornings are cooler now,the light comes in long and low through the pines,andmy two Chihuahuas and my Doberman rather like the longer loops again.

Farther north,high crossings over Bee Ridge andClark Roads,which opened in2025,make the ride toward downtown smooth,andthe county wrapped up Phase One of the Bifurcated Trail downtown this spring,with finishing touches landing through the year. For buyers who measure a neighborhood by what you can reach under your own power,the Palmer Ranch corridor now connects to a remarkable amount of Gulf Coast life,and it is a quiet selling point that is easy to overlook until you are out there pedaling it..

The Fall Buyer Pulse

In the segment I work with most,the$750K to$1M+ coastal range,well-priced homes with water views,golf views,or fresh new construction aredrawing attention early in their listing cycles. Buyers relocating from colder states tend to kick their house hunting into gear in the fall,andI am already scheduling more tours with out-of-market buyers than I did in July. If new construction is on your list,Talon Preserve is still building out with brand-new homes,andit is one of the first communities I show buyers who want the newest finishes and resort-style amenities Palmer Ranch has to offer.
