There are weeks when the news around the corridor comes in a trickle, and weeks when it comes in a flood. This has been a flood week. From the old Sarasota Square site filling up faster than anyone expected to a big new plan to the east moving through the approval process, here is what I am watching across Palmer Ranch and South Sarasota.
SSQ Is Filling Up Fast
The redevelopment of the former Sarasota Square Mall, now known as SSQ, is roughly 88 percent pre-leased. The Whole Foods Market anchors the first phase with about 36,000 square feet at 8249 South Tamiami Trail, and it has company: HomeSense, Chipotle, CAVA and Warby Parker are among the tenants already signed. The 96-acre project plans around 300,000 square feet of retail plus about 1,200 apartments, and the first restaurants are expected to begin opening early in 2027.
In the meantime, Saturdays around the site stay lively. The Central Sarasota Farmers Market sets up on Beneva Road near the redevelopment every Saturday morning, which makes a nice pre-tour stop if you are driving the corridor with a real estate wish list in mind.
A Big Plan to the East Moves Forward
The other headline: the Palmer Ranch East master plan, roughly 2,351 acres east of I-75 with up to 5,700 homes and room for a town center, earned unanimous county approval on September 8 and now heads to state review. It will take years to build, so it is a long-horizon story. But it tells you a lot about where the growth arc of this region is pointed, and I will keep tracking it as it moves.
Amenities Keep Landing
Closer to home, the pump track and skate facility at Scherer Thaxton Preserve is still pacing to debut before the end of the year, and the Legacy Trail keeps getting better. The phase-one bifurcated trail that separates walkers and cyclists opened this spring, and widening work near downtown continues. For a complete picture of the communities this all threads together, the Palmer Ranch overview maps the whole corridor.
The Fall Social Season Opens
The calendar turns social next week. First Fridays Market at the Trail returns to Arlington Park on Friday, October 2, from 9 a.m. to 1 p.m. with artisan and craft vendors, and that evening Fresh Fridays Downtown kicks off its new season on Main Street from 7 to 10 p.m. The first Fruitville Grove Pumpkin Festival weekend follows on October 3 and 4, and Wellen Park's Oktoberfest fills downtown Wellen Park on the same Saturday. It is the friendliest six weeks of the Gulf Coast year.
If you have been thinking about touring the corridor, this is the window. The model homes are in full swing, the mornings are cool on the Legacy Trail, and the neighborhoods are at their most inviting. Let’s find a time to walk through the communities that fit your list. I would love to show you around.
