August is moving fast and I am seeing a noticeable shift in the real estate rhythm on the Palmer Ranch corridor. Fall buyers are starting their search earlier than I typically see, the Sarasota Square redevelopment is approaching another milestone, and our community calendar is carrying us through the late summer weeks in fine form. Here is what I am watching this week.
Fall Buyers Are Scouting Early
One trend that has caught my attention this month is the early arrival of serious out-of-state buyers. August is traditionally a quieter month in the real estate cycle, but I am fielding more calls and scheduling more tours than I expected for this time of year. The buyers I am working with right now are planning their moves for September and October, and they are using August visits to get familiar with the communities before making decisions.
The pattern feels familiar because it mirrors my own experience. I visited the area in the summer, fell in love with the lifestyle, and made my move a few months later. For buyers coming from the Northeast and Midwest, there is a practical logic to it: visit when the weather is warmest, see how the communities function in summer, and time your closing for the beautiful fall season.
Inventory on the Palmer Ranch corridor has settled into a steady, healthy range. Communities like Talon Preserve, VillageWalk, and Stoneybrook all have active listings in various price points. The $600K to $1.2M range is where I am seeing the most activity, with buyers particularly drawn to newer construction and maintenance-included communities.
Sarasota Square Countdown Continues
The redevelopment of the former Sarasota Square Mall at the intersection of US-41 and Beneva Road continues to make visible progress. The Whole Foods Market anchor is nearing its interior buildout, and I am hearing from several buyers that this development is a major factor in their interest in the south Sarasota corridor. Having a premium grocery option minutes from Palmer Ranch is a game-changer for many households.
Beyond Whole Foods, the mixed-use project includes multiple new dining concepts, retail shops, and luxury apartment options. The project remains roughly 88% pre-leased, which tells me the retail market is confident in the corridor's continued growth. For Palmer Ranch residents, this means even more convenience and variety coming within a two-mile radius of most neighborhoods.
Music on Main & August Events
Music on Main in Lakewood Ranch on Friday, August 7 featured Ya Ya & The Diamond Chasers and was a wonderful night at Waterside Place. If you missed it, the summer series is wrapping up, but Waterside Place continues to host the LWR Sunday Market every Sunday from 10 a.m. to 2 p.m., with local vendors, artisan food, live music, and a beautiful lakeside setting that makes for a perfect weekend morning.
I was at the Sunday Market last weekend and the energy was fantastic. The summer produce at the vendor stalls is at its peak, and there are always a few new artisans setting up shop. Waterside Place is about 15 minutes from Palmer Ranch up University Parkway, and parking is easy. Grab brunch at Freckled Fin or a coffee at Overture Coffee while you are there.
Closer to home, the Sarasota Farmers Market downtown runs every Saturday from 7 a.m. to 1 p.m., and I find myself there most weekends. It is a quick 15-minute drive from Palmer Ranch, and summer is the best time to go — fewer crowds, more room to browse, and the sweet corn, tomatoes, and mangoes from local farms are absolutely perfect right now.
Community Pool Season & Legacy Trail
August is prime community pool season on Palmer Ranch. The pools in neighborhoods like Talon Preserve, The Lakes, and VillageWalk are warm and inviting, and the slightly shorter days mean you can enjoy a late-afternoon swim without the intense midday heat. The social aspect of these pools is one of the things that makes Palmer Ranch living so enjoyable — neighbors gather, friendships form, and the community feel deepens.
The Legacy Trail mornings remain a highlight of my daily routine. The parallel path improvements have held up beautifully, and the combination of shade trees and morning light makes for a peaceful walk or bike ride. If you are visiting the area to look at homes, I always recommend setting aside an hour to experience the trail — it gives you a real sense of what daily life on the corridor feels like.
If you are thinking about making the Gulf Coast your home, now is a great time to start the conversation. The fall market is beginning to take shape, and I would love to help you find the right community for your lifestyle. Browse the neighborhoods or reach out directly.
