Meanwhile, the Sarasota Square redevelopment continues to make headlines with a refined timeline, and the corridor's newest communities are generating real interest. Here is the mid-August pulse on Palmer Ranch from your local guide.
Sarasota Square: Phase 1 Targets Early 2027 Opening
The Sarasota Square redevelopment at US-41 and Beneva Road is one of the most transformative projects happening on the south Sarasota corridor. The 96-acre mixed-use development by Torburn Partners will bring more than 300,000 square feet of retail and commercial space plus 1,200 residential units to the site of the former Sarasota Square Mall. Phase 1 is now 88% pre-leased, and the anchor Whole Foods Market (35,828 square feet) is projected to open in Q1 2027, along with HomeSense, Chipotle, CAVA, Joe & The Juice, Charles Schwab, and Warby Parker. The full buildout is expected by Q4 2028.
I wrote about the Sarasota Square transformation earlier this season, and the progress is remarkable to see in person. The building shells are taking shape, and the residential towers are beginning to rise above the construction walls. Every time I drive past, I see new progress. One trend I am watching closely is the early arrival of fall-season buyers. August is historically a slower month for real estate showings, but I have been fielding more calls from out-of-state buyers who are visiting the area now, ahead of the traditional autumn migration. The pattern is familiar to me — I did the same thing when I was relocating from Michigan. You visit in the summer, experience the Gulf Coast lifestyle firsthand, and start planning your move for the fall or early winter.

The Talon Preserve community continues to draw serious interest with its Caribbean-inspired amenity package and new construction phases. VillageWalk and The Lakes are seeing consistent showings from buyers who want resort-style living with low-maintenance ownership. And the golf communities like Prestancia and Stoneybrook are attracting buyers who want bundled golf access. Inventory on the corridor feels balanced, with realistic sellers finding qualified buyers.
Community Pool Season at Its Best
This is the time of year when Palmer Ranch's community pools truly shine. The neighborhood pools at Talon Preserve, Stoneybrook, The Lakes, and VillageWalk are at the heart of summer social life. I love seeing neighbors gathering for late-afternoon swims, families cooling off after a day at the beach, and friends catching up poolside as the sun starts to lower. The pool areas in these communities are beautifully maintained, and many feature cabanas, lounge seating, and landscaped surroundings that make them feel like resort amenities.
For buyers touring the corridor, spending time at a community pool is one of the best ways to get a feel for the neighborhood's social character. Each community has its own personality, and the pool scene reflects that. Some are lively and social; others are quiet and serene. The pickleball courts at Talon Preserve and Stoneybrook are also drawing regular play, and the courts are busy most mornings and evenings.
Legacy Trail Mornings & Late Summer Walks
The Legacy Trail remains one of Palmer Ranch's greatest assets. The widened parallel path near the Palmer Ranch access points is performing beautifully, and the crushed gravel surface is well suited for walkers, runners, and cyclists alike. Early mornings are still the best time to go before the heat builds. I have been taking my dogs for sunrise walks at the Center Road access point, and the combination of cool morning air, dappled light through the trees, and the occasional sighting of deer or birds makes it one of the highlights of my day.
