There is a shift on the corridor this week, and you can feel it at the trailheads and in the sales centers alike. Fall touring season is officially underway. Buyers from out of state who spent the summer planning are now booking flights and appointments, and the communities with new construction and strong amenities are getting the first looks. Here is what I am watching in Palmer Ranch and South Sarasota.
Fall Touring Is Picking Up
In the segment I work with most, the $750K to $1M+ coastal range, well-priced homes are drawing attention early in their listing cycles. Relocating buyers are arriving with lists of communities already bookmarked, and I am scheduling more tours now than I did in July. The model-home mornings at Talon Preserve, the amenity package at VillageWalk, and the golf-anchored lifestyle at Stoneybrook are all getting steady traffic. Sarasota Square Keeps Moving
The redevelopment at the corner of South Tamiami Trail and South Beneva Road continues to be the project everyone asks about. The first wave of commercial buildings at the 96-acre site is roughly 88 percent pre-leased, anchored by a Whole Foods Market of about 35,800 square feet, with CAVA, Chipotle, Joe and the Juice, Charles Schwab, HomeSense, and Warby Parker joining it. Phase One is expected to open around the first quarter of 2027, and a second phase of roughly 160,000 square feet of street-oriented retail and dining is anticipated by the end of 2028. On top of that, Woodfield Development is breaking ground on a 360-unit apartment community at the site. The Trail Is the Headline Again
Meanwhile, the Legacy Trail keeps delivering, now running end to end about 18.5 miles from Venice, north through Palmer Ranch, into downtown Sarasota. My favorite stretch starts at the Culverhouse Nature Park trailhead, minutes from the southern communities, and the mornings are crisp again. The high crossings over Bee Ridge and Clark Roads, which opened in 2025, keep the ride toward downtown smooth, and the county wrapped up Phase One of the Bifurcated Trail downtown this spring. For sellers, well-priced homes in the coastal range are getting serious attention early in their listing windows, and fall usually brings fewer competing listings than spring. For buyers, September and October are wonderful months to visit before the busy season: models are open, the light is golden, and the evenings are long enough for sunset house tours.
