Mid-September on the Palmer Ranch corridor is a study in quiet momentum. The market is turning toward its active season, construction holds the corner busy at Sarasota Square, and a brand-new amenity is about to land at a preserve that has been a local favorite for years. Here is what I am watching for anyone buying, selling or just keeping a feel for the neighborhood this month.
What the Latest Counts Are Showing
Real estate data trails the market by a month or two, and the Realtors Association of Sarasota and Manatee (RASM) releases its August report around the middle of September, so the freshest fully-published numbers I have right now are from this summer. Read them as direction rather than gospel. Sarasota County's single-family median landed around $492,000 in June, up a little more than 8 percent from a year earlier, and sellers collected about 94 cents for every dollar of asking price.
The market is genuinely two-speed, and that matters to buyers. Single-family homes are the tight side, around four months of supply countywide, while condos and townhomes have floated closer to six months of supply. On the corridor itself, Palmer Ranch ran even tighter this summer, with single-family inventory at roughly two and a half months and a median sold price in the low-to-mid $500Ks on recent closings. Homes are trading in the four to five week range in many cases. Bottom line: well-priced single-family homes on the corridor still move quickly, and the condos segment has more room to talk.
A Pump Track Lands at Scherer Thaxton
The amenity I keep hearing about from clients with kids is the pump track and skate facility coming to Scherer Thaxton Preserve. Sarasota County approved the project back in July 2025, California Skateparks designed it, and it is expected to open before the end of this year. It joins the preserve's existing trails and lake, which means the park stretches from a quiet fishing morning into an active afternoon, all minutes from the southern Palmer Ranch communities.
Amenities like this matter when you are choosing a community. The corridor already has golf at TPC Prestancia and The Founders Club, pools at nearly every clubhouse, and pickleball courts across the master plan, and this adds one more reason residents linger close to home.
The Square Counts Down
Meanwhile, Sarasota Square keeps moving in the open. The redevelopment at South Tamiami Trail and Beneva has its first phase roughly 88% pre-leased, anchored by Whole Foods, and is aiming at an opening around the first quarter of 2027. A second phase of roughly 160,000 square feet of street-level retail and dining is targeted for the end of 2028, and the 360-unit apartment community on the site is starting to rise. For buyers looking at new construction now, Talon Preserve is still building out, and it is generally the first community I show.
Where That Leaves You This Fall
