The Palmer Ranch & South Sarasota Update: the Square's 2027 Countdown, a Pump Track at the Preserve & Fall Touring Season

This is what is changing on the Palmer Ranch corridor right now, from the redevelopment of the old Sarasota Square Mall to a new pump park planned for Scherer Thaxton Preserve. If you are watching the area from out of state or you live two streets over, these are the projects that will shape how the corridor looks for the next couple of years.

The Square Becomes SSQ, and It Is Happening Fast

The former 45-year-old Sarasota Square Mall at 8201 South Tamiami Trail is now an active construction site as it transforms into SSQ, a roughly 530,000-square-foot mixed-use destination planned around 1,200 residences and about 100 acres of retail, dining, wellness, and open space. The Phase One tenant list is public now, and it is a strong one: a Whole Foods Market anchor of about 35,800 square feet, HomeSense, CAVA, Chipotle, Joe & The Juice, Charles Schwab, and Warby Parker, with the project reported around 88 percent pre-leased earlier this spring.

The piece to know if you are buying nearby: restaurants in the project have been pacing for opening at the beginning of 2027, so the shopping and dining piece arrives before the full build-out. A separate 355-unit rental community by Woodfield Development is rising on the same property, and there is quite a bit of fix-and-hold interest in condos and rentals near the site. My take for buyers: the amenities everyone worried about leaving with the old mall are coming back, plus a whole lot more.

A Pump Track at Scherer Thaxton Preserve

One of the more fun additions to the area is a public-private partnership skate park coming to Scherer Thaxton Preserve on Honore Avenue, with the pump track and skate facility expected to make its debut before the end of the year. The preserve already has miles of natural walking trails and open green space, so this is squarely an active, outdoorsy addition. Once the park opens, this corner of the county becomes an easy, free afternoon plan for anyone with a bike, a skateboard, or just energy to burn, all tucked in the tree canopy instead of a parking lot.

Palmer Ranch East Starts a Long Conversation

Further out, the proposed Palmer Ranch East master plan keeps winding through the county process: a concept for roughly 2,351 acres east of I-75 that would bring thousands of new homes plus a town center, and notably includes a 200.7-acre conservation easement and 651 acres of greenway buffer. Nothing is built yet, and county review takes time, but it tells you where the corridor is heading over the next decade and why open space keeps staying such a big part of the plan.

Fall Touring Season Starts This Month

The most immediate change is the calendar itself. Touring weather is here: mornings on the Legacy Trail are crisp again, and the fall buyer season is noticeably more active on the corridor than a month ago. New construction is still the strongest story, with Talon Preserve and the newer phase neighborhoods doing the heavy lifting. If you are about to start looking, September and October are the months to tour, before the season picks up in earnest.
