November is when the corridor's long game starts to feel close. The SSQ redevelopment on South Tamiami Trail keeps pacing toward its retail opening early next year, the apartment skyline is up on the same property, and the pump track at Scherer Thaxton Preserve counts down to a year-end debut. Here is where things stand as the season's first full month begins.
SSQ's Retail Phase: Leased and Counting Down
Phase 1 of the former Sarasota Square site, about 90,000 square feet of shopping and dining, sits roughly 88 percent pre-leased, with the Whole Foods Market anchor of about 36,000 square feet pacing to deliver in early 2027. The tenant list reads like a who's-who of the corridor's future: HomeSense, Chipotle, CAVA, Joe & The Juice, Charles Schwab and Warby Parker are all confirmed, so the day it opens I expect the parking lot to be the busiest on the trail. Across the way, the 355-unit Sarasota Square Apartments are rising on a 4.5-acre parcel of the same property, with first occupancy pacing toward 2028, which will bring the corridor its first true walk-to-the-grocery rental neighborhood.
The Pump Track's Final Stretch
Just up the Legacy Trail, the pump track and skate facility at Scherer Thaxton Preserve keeps pacing for a debut before the end of the year. It joins the preserve's existing trails and green space right off the corridor, which means a neighborhood amenity and a county park land in the same afternoon once it opens. I will share the ribbon-cutting date the moment it is public.
New Construction & the Sunday Market
Talon Preserve remains the strongest new-construction story inside Palmer Ranch, with its newest phases still rolling out as the community approaches buildout. Fall touring season is in full swing, and model homes are open every day. On the market side, the Farmers' Market at Lakewood Ranch keeps its new Sunday rhythm at Waterside Place through December 28, a hundred-plus vendors on the plaza that gives the corridor a proper Sunday market for the season.
One small seasonal note: daylight saving time ends Sunday, November 1, which pushes sunset earlier and hands the Legacy Trail an extra golden hour in the late afternoon. It is my favorite time of year to ride, and the window before the winter crowds is the sweet spot to tour the corridor. If you would like to see the models and the SSQ construction site in one morning, reach out and I will set the route. The full season calendar is in my Community Events guide.
