If you've driven through the Palmer Ranch corridor recently, you've probably noticed the construction cranes and new signage. This summer is shaping up to be one of the most dynamic periods of growth the area has seen in years — from the Sarasota Square redevelopment to new construction communities and the completed Legacy Trail improvements. Here's what's happening and what it means for anyone considering a move to this part of Sarasota.
Sarasota Square: 88% Pre-Leased and On Track
The Sarasota Square redevelopment — the massive mixed-use project on the site of the former Sarasota Square Mall — is moving fast. Phase 1 is now 88% pre-leased and on track for a Q1 2027 opening. The project will bring approximately 530,000 square feet of retail, dining, and commercial space, anchored by a Whole Foods, plus roughly 1,200 luxury residential units.
For anyone living on Palmer Ranch, this is a game-changer. Right now, the closest major retail and dining hub is the UTC area or downtown Sarasota. When Sarasota Square opens, you'll have a walkable, mixed-use destination right in the Palmer Ranch corridor — think upscale grocery, restaurants, shops, and services without hopping on I-75 or heading north on Tamiami Trail.
I've been following this project closely since it was announced, and the pace of pre-leasing tells you something about the demand in this area. The developers aren't building speculative space — they're filling it before the walls go up. That's a strong signal about where Palmer Ranch is headed.
New Construction Communities Still Active
Even with the Sarasota Square project drawing attention, several Palmer Ranch new construction communities continue to sell actively this summer:
- Talon Preserve — DiVosta's gated resort-style community with 926 planned homes continues to be one of the hottest new construction options in the area. Pricing from the $300Ks to the $700Ks, with no CDD fees and resort-level amenities including a restaurant and bar, multiple pools, and a fitness center.
- Legacy Estates at Esplanade — A new community on 100 acres with 147 homesites off Honore Road, featuring selection of fine builders. This one is for buyers who want the Palmer Ranch lifestyle with brand-new, custom-quality construction.
- Stoneybrook and The Lakes — Both communities continue to see resales and occasional new listings in established neighborhoods with mature landscaping and proven amenities.
Legacy Trail: The Parallel Path Is Complete
One of the biggest quality-of-life improvements for Palmer Ranch residents this year is the completed Legacy Trail parallel path. The first phase of the bifurcated trail — running between Shade Avenue and Beneva Road — opened in early April, separating pedestrians and slower users from faster cyclists and e-bikes.
This matters more than it sounds. The Legacy Trail draws over 600,000 users annually, and the old shared path could get congested, especially on weekend mornings. The new parallel path gives walkers, runners, and families their own dedicated space while keeping the main trail open for cyclists. It makes the trail experience safer and more enjoyable for everyone — and it's one of those improvements that directly adds to the quality of daily life for anyone living near the trail corridor.
The trail currently extends from Venice to north of Payne Park in downtown Sarasota, with the long-term goal of reaching the Sarasota-Bradenton International Airport. Every extension adds connectivity and value to the communities along the route.
The Bigger Picture: Palmer Ranch East
Looking further ahead, a major development proposal for Palmer Ranch East — a 2,351-acre tract east of I-75 — is working its way through the Sarasota County planning process. The plan includes up to 5,702 homes, a town center, and nearly 1.5 million square feet of commercial space. The Sarasota County Planning Commission discussed the proposal in April, though the hearing was continued to a future date.
This is still in the early stages, and there's plenty of process ahead. But it signals where the long-term growth trajectory for the Palmer Ranch corridor is heading. The area east of I-75 has significant conservation easements and open space requirements under the county's 2050 Plan, so the development would be shaped by those environmental guidelines.
What This Means for Buyers Right Now
If you're looking at Palmer Ranch this summer, here's my honest take: the corridor is entering a period of significant investment and improvement, and the early stages of that growth are often the best time to buy. The Sarasota Square project won't fully open until early 2027, but the impact on property values and quality of life is already being felt. The Legacy Trail improvements are already making daily life better. And the new construction communities are offering amenities and finishes that didn't exist here two years ago.
