Parcel 6C: A New Mixed-Use Chapter for Palmer Ranch
The biggest news in the Palmer Ranch area is the Sarasota County Commission's approval of the final phase of the master-planned development known as Parcel 6C. This is a significant mixed-use project located near a future I-75 exit, and it includes plans for approximately 500 homes, 300 hotel rooms, and 85,000 square feet of commercial space.
For those of us who've watched Palmer Ranch evolve over the past two decades, this feels like a natural next step. The area has grown from a largely residential master-planned community into a corridor that supports retail, hospitality, and mixed-use living. The commercial component of Parcel 6C should bring additional dining, shopping, and services to a part of south Sarasota County that has been underserved for those amenities.
It's worth noting that this development is still in the early stages — construction timelines, builder selections, and exact pricing for the residential component haven't been publicly finalized. Current Market Conditions in the Palmer Ranch Corridor

Inventory levels have risen notably, with active listings in the broader Palmer Ranch area surpassing 250 homes. That's a meaningful shift from the ultra-tight inventory of 2022 through 2024. Neighborhoods like Stoneybrook, Grand Palmer, Pine Valley, and Heritage Oaks benefit from direct trail access, and that amenity is increasingly showing up as a top priority on buyer wish lists.
The separated pedestrian and cycling paths make the trail more practical for everyday use — not just weekend recreation, but commuting, errands, and casual evening walks.
