When buyers ask me where they can still buy brand-new construction inside Palmer Ranch, the honest answer is getting shorter every season. The master plan is nearing buildout, and this fall the new-home story on the corridor narrows to a few bright spots: Talon Preserve as the main active builder inside the gates, the SSQ redevelopment pacing for 2027, and the public projects that keep changing how the corridor feels. Here is my update.
Talon Preserve: The Last Major New-Home Chapter
Talon Preserve, DiVosta's gated community off Honore Avenue just south of Palmer Ranch proper, is now one of the last places for new construction on the corridor. The plan runs to roughly 926 homes across single-family and paired-villa floor plans, 16-plus designs total, and the resort clubhouse with its pool, pickleball and tennis courts, plus the poolside HIDEaway Bar & Grille, is open now, all with no CDD fees. Fall Phases 2A and 2B are releasing through the season and model homes stay open daily. My full write-up is on the Talon Preserve neighborhood page.
Buildout, the Final Increment & What's Next
The corridor is also writing its final chapter in county approvals: the last increment of the original Palmer Ranch development adds roughly 500 homes, 300 hotel rooms and 85,000 square feet of commercial space to the pipeline, while the separate Palmer Ranch East town-center concept, a larger proposal east of I-75, remains in county review. What that means for buyers is simple: the window for new construction inside Palmer Ranch is finite, and the resale side is running lean, so homes that come on the market are getting attention quickly.
SSQ & the Public Projects
Across the trail, the SSQ redevelopment at the former Sarasota Square keeps advancing: Phase 1 with the Whole Foods Market anchor, HomeSense, CAVA, Chipotle and Warby Parker is roughly 88 percent pre-leased and targeting an early 2027 opening, with a new grocery planned across the trail and the first 355-unit apartment complex rising on the lot. And the pump track and skate facility at Scherer Thaxton Preserve is pacing for a year-end debut, adding the corridor's first purpose-built bike and board spot right off the Legacy Trail.
